Each layout is crafted to provide a more residential feel, with open living areas, private entries, and attached garages. How do I schedule a tour?

You can schedule an in-person tour by submitting a request through our website, using the Schedule a Tour page, or calling our leasing office directly. Our team will coordinate a time for you to view the model home and available residences.

What is the application process?

Once you’ve selected your preferred home, you can apply online by clicking the “Apply Now” button next to the floor plan you want. The process includes submitting an application fee, holding deposit, and required documentation. Applications are reviewed based on income, credit, rental history, and background screening.

How long does the approval process take?

Most applications are processed within 1–3 business days after all required documents have been received.

What lease terms do you offer?

Arabella Apartments offers lease terms ranging from 12 to 24 months, depending on availability. Please contact the leasing office for current lease options.

Is there a waitlist if the floor plan I want is not available?

Yes. You can join the waitlist by submitting an application along with a $75 application fee per person and a $250 reservation deposit. Our team will notify you when a home matching your preferences becomes available.

Pricing & Fees

What is the monthly rent?

Monthly rent varies based on floor plan, features, and availability. For the most accurate pricing, please visit the Floor Plans page or contact our leasing team directly.

Are utilities included in rent?

Utilities are not included in the monthly rent. Residents are responsible for electricity, water/sewer/trash, and optional services such as internet and cable.

What is the security deposit amount?

Security deposits vary based on screening results and typically range from $250 to one month’s rent. Please contact our leasing office for more information.

Are there any application or administrative fees?

A $75 non-refundable application fee is required per applicant. A $250 holding fee will also be collected and applied toward your move-in fees upon approval. If your application is not approved, the holding fee will be refunded.

Do you require renters insurance?

Yes, renters insurance is required for all residents, with a minimum liability coverage of $100,000. Please contact our leasing team for additional details.

Pet Policies

Are pets allowed?

Yes! Arabella Apartments is a pet-friendly community in Independence, MO, welcoming both cats and dogs.

Is there a pet fee, deposit, or monthly pet rent?

Up to 2 pets are allowed per apartment home. A $300 non-refundable pet fee and $50 monthly pet rent per pet apply.

Are there any breed or weight restrictions?

Breed restrictions apply, but there is no weight limit for pets. Please contact the leasing office for full details and current guidelines.

Do you have any pet-friendly amenities?

Yes. The community includes a pet washing station, with additional pet-friendly features such as a dog park and walking path coming soon to further enhance the experience.

Yes, all homes include central air conditioning and heating, along with a smart thermostat for efficient climate control.

Do you offer furnished units?

Apartments are offered unfurnished, but our team can help connect you with third-party furnishing providers if needed.

Are there options for upgraded finishes?

All homes at Arabella feature upscale finishes including white shaker-style cabinetry, black stone countertops, stainless-steel appliances, vaulted ceilings, and light oak luxury vinyl plank flooring.

Do all homes have private entrances?

Yes. Every apartment home at Arabella features a private entry, creating a more residential experience compared to traditional apartment communities.

Do all apartments include a garage?

Yes. Each home includes an attached two-car garage, offering both convenience and additional storage space.

Is Arabella more like a house or an apartment community?
